People living in an upscale community desire and expect top-notch service. It is subdivision services goal to provide such service. Many of our contracts include the following services.
1. Complete drive through each week to identify any potential covenant issues and maintenance issues.
2. Coordinate with builders and property owners the architecture review process and assist in facilitating the process. Arrange for plan submission to the Architecture review board.
3. Review all work-in-process by contractors providing services for the Association. including landscape maintenance contracts, security contract, etc.
4. Consistent enforcement of the covenants identified during drive through and notices of violations will be mailed to property owners that are out of compliance.
5. Follow up with violators and reporting to board members on uncorrected violations.
6. Common area inspection of contractor work including looking for dead plants, mowing deficiencies, and irrigation problems.
7. Subdivision Services works with the landscaping contractor to winterize all sprinkler heads and valves. Subdivision Services shall check all valves and the accuracy of timers on the sprinkler system.
8. Inspect the lights at all entrances and all common areas and around all streets, report any light fixtures in need of repair to the Board of Directors.
9. Obtain quotes for all maintenance and repair projects for current common areas as directed by the board or as needed.
10. Utilize software to provide report history on all violations, architectural progress, work order and other follow up reporting and correspondence.
